Terms & Conditions
Payment Terms

10% of the quoted project value is required at the time of booking.

40% of the quoted amount to be paid at the
time of design approval. -
Final 50% to be settled prior to material
dispatch.
*Please note: All payments made at each
milestone are non-refundable.*
Project Completion
Timeline
-
The start date of the 45-day project timeline is the day when 50% of the Total project value is paid, as per the final quote
issued by Modulr Homes. -
The 45-day project timeline strictly adheres to the
payment schedule.
Any delay in the payment schedule will affect the project timeline.

The 45-day completion promise applies only to projects with a value below Rs15 lakhs. For projects exceeding Rs15 lakhs, the estimated completion schedule will be shared at the time of design finalization.
Quotation & Offer Validity

Quotation remains valid for 30 days from the
date of issue. -
Offers, if applicable, are valid for 7 days from
the date of the initial estimate. -
The initial quote is based on the preliminary
design shared. The final project cost will be determined by actual site
measurements and any changes in design, materials, or finishes, finalized
during the design approval process.
Cancellation Terms :
1. 48-Hour Full Refund Window
A 100% refund is available within 48 hours of
booking, provided neither the site measurement nor the initial design
consultation has taken place.
2. Non-Manufacturing Issues
Products that develop damage or defects after
delivery for reasons unrelated to manufacturing are not eligible for return,
replacement, or refund. Modulr Homes maintains a strict
no-refund policy in such cases.
3. Project Pause
If a client needs to pause the project for any
reason, it is mandatory to notify both the assigned sales manager and send an email to support@modulrhomes.com. The project can be placed on hold for a maximum of 30 days. If prices increase during the project hold, the updated rates will be applied after the hold period.
Other Terms :
Items such as plumbing, countertop, gas piping,
appliances, hob, chimney, sinks,taps, electrical
modifications, tile work, core cutting, and civil alterations are excluded from this quotation.
During execution, certain changes may arise due to on-site conditions, material adjustments, or technical limitations. Any such revisions
will be communicated by the Designer or Project Manager and require client approval.
While we strive to deliver seamless service,
unforeseen challenges-such as system downtime, last-minute requests, or regulatory issues-may cause minor delays.
We remain committed to minimizing the impact ofsuch events.
The cost provided in the quote covers only
modular work shown in the designs and renders.It does not include appliances,
furniture, decorative elements,
or miscellaneous items.
Official Policy Reference
If any verbal or written assurance made by a
Modulr Homes representative contradicts the
terms stated in this document, the policies
outlined here will take precedence and be considered the final reference.
3D Drawings and Walkthroughs
The 3D drawings and walkthroughs are provided
to offer an understanding of the woodwork in your space and should not be considered a
representation of the actual woodwork.
Scope of the Project :
1.The scope strictly adheres only to the work
outlined in the quotation.
2.Any additional work not mentioned in the
quotation that the client wants,
will be considered as a new work order whose
quotation and project schedule are independent from the current ones.
3. If the hob, sink, chimney, or any other appliance is within the client’s scope, we request the client provide details and measurements of those appliances to our designer to ensure a seamless fit in the design.
4.Once the design is finalised and acknowledged by the client, no changes or alterations can be made. If the client wishes to add new cabinets or accessories this can only be done after acknowledging the revised quote we provide.
5.If a product chosen by the client is currently
discontinued or unavailable, the client will need to select a new alternative. Any delay
resulting from the supply chain of a product(appliance/accessory)
specifically selected by the client shall not be accounted for within the project schedule
committedby Modulr Homes. We expect full
cooperation from our clients at such situations.
Site Readiness :
Installation will proceed at the site only when the following work is completed

Flooring and the first coat of paint must be
finished. -
The main door and windows should be installed.
-
All Civil, Electrical, Plumbing (like chimney
exhausts, inlet and outlet lines for RO, sink, dishwasher) works/reworks as
suggested by our team should be completed. -
Electricity and lift provisions for installation are mandatory.
Handover and QC :
We provide general cleaning after work is completed. All debris and waste generated by Modulr Homes will be cleaned by
our team.
After cleaning, we request the client visit the site
and check for any discrepancies regarding the products delivered by Modulr Homes while our Project
Manager conducts the Quality Inspection on-site.
Modulr Homes cannot be held responsible for any cosmetic damage (like Scratches, paint chips or scuffs) reported after the Quality Check.
Warranty :
10Year Warranty for Engineered
Woodwork
All engineered panels, cabinets, and shutters manufactured by Modulr Homes come with a
10-year warranty under normal usage conditions.
Manufacturer Warranty for Other Products & Services
All other items and services used in your project
will carry standard manufacturer warranties.
Ourteam will assist in coordinating warranty-related
services for the following:

Wire baskets
-
Kitchen accessories such as hinges, slides, locks
-
Sofa and chair frames, along with fabric and
upholstery -
Decorative wall paneling
-
Kitchen appliances
-
Electrical fittings and plumbing fixtures
-
Kitchen sinks and related fittings
Warranty Terms & Conditions
-
Warranty claims are applicable only for
manufacturing defects. -
Repairs or replacements are limited to the
affected part only - not the entire product. -
Warranty is void if there is any misuse,
improper maintenance, or unpaid dues. -
The final invoice must be submitted to initiate any warranty service.
Exclusions :
What's Not Covered Under This Warranty

Damage caused by water leakage on
cabinets or panels -
Glass, mirrors, granite, quartz, solid surfaces, decorative wall items, clocks, and wallpaper
-
Cosmetic damage or normal wear and tear
like scratches, paint chips, or scuffs -
Damage due to Accidents, fire, pests,
moisture damage, or any natural disasters -
Damage due to Improper use such as stepping on
furniture or hanging heavy objects on handles -
Damage due to Use of
un authorized cleaning agents or repairs by third-party technicians -
Damage resulting from low-quality construction of the building
-
Damage to Accessories or hardware exposed to moisture, corrosion, or installed in coastal zones
-
Damage due to Prolonged exposure to poor
air circulation or areas exposed to acid wash
